Moscow. 25th of April. INTERFAX – Demand for suburban real estate in Moscow and the Moscow region decreased by 16.4% over the year, analysts from the ABC Real Estate company found out.

“In the first quarter of this year, interest in the purchase of country houses and land plots in Moscow and the Moscow region decreased by 5.9% compared to the fourth quarter of 2023. Compared to the first quarter of last year, the drop is even more noticeable – by 16.4%,” – says the study.

Experts attribute this to an increase in the key rate, as well as changes in the conditions for preferential mortgage programs. The maximum loan amount under the preferential program was reduced from 12 to 6 million rubles in the Moscow region. However, the purchase and construction of a site requires an average of 8 to 14 million rubles, analysts noted.

In addition, the reason for the decrease in demand was weather conditions.

“The current winter in Moscow turned out to be colder and snowier than last. Many simply did not want to go to view objects in difficult weather conditions,” the text says.

At the same time, the number of views and transactions has increased since April. The head of the company, Sergei Fakira, added that the market in Moscow and the Moscow region has now stabilized. In spring, demand increased by 10-12%.
