The Committee on Urban Planning and Architecture of St. Petersburg (KGA) has issued urban planning plans for areas near the Okhtinskaya Hotel, where it is planned to build housing for judges of the Supreme Court of the Russian Federation.

According to the General Plan, at the moment both sites on Bolsheokhtinsky Prospekt are located in the zone of multi-storey residential construction Zh4, and their total area is about 16.6 thousand m2.

Most of that territory (10.1 thousand m2) will be allocated for residential development, and the intended use of the second plot with an area of ​​6.5 thousand m2 – automobile transport.

As the Fontanka publication notes with reference to KGA documents, both urban planning plans were issued for construction work. At the same time, according to the rules of land use and development, it is possible to build high-rise housing in the above areas only if certain urban planning regulations are observed.

Let us recall that back in 2012, Russian President Vladimir Putin proposed moving the Supreme Court of the Russian Federation from Moscow to St. Petersburg, building a residential complex for judges and a judicial quarter on Tuchkov Buyan. Initially, they planned to build housing for judges there, but later they decided to build a residential complex next to the Okhtinskaya hotel.

About two months ago it became known that the deadline for finalizing documentation for the construction of the judicial quarter was extended until the end of this year, and the completion date of construction was shifted from 2024 to 2028.

In addition, last summer mandatory archaeological excavations began on Bolsheokhtinsky Prospect, since the territory of the future construction site partially falls within the boundaries of the cultural heritage site “Central part of the city of Niena (Okhta 2): cultural layer.” As Business Petersburg reported, experts discovered two cobblestone roads under a layer of earth, one of which was created in the first half of the 19th century.
