The construction of human settlements in St. Petersburg is not slowing down, but sometimes the choice of location for future houses raises questions. Driving past the notorious landfill on Volkhonka, a Neva.Today correspondent was surprised at the rapid pace of development, adjacent to a cemetery and a mountain of garbage in a foul stench.
Soon residential areas from Setl Group, St. Petersburg Construction Company (GK PSK), KVS and other companies will rise on Volkhonskoye Highway. Developers promise shareholders comfortable apartments with parking lots, a school, kindergartens, landscaped areas, access to the ring road and the Moskovskaya and Zvezdnaya metro stations, in addition, as stated, it will be possible to quickly get to Pushkin, Pavlovsk, Peterhof, Gatchina, Lomonosov, TK Summer, Outlet Village Pulkovo, Pulkovo-3, hypermarkets. But there are a few “buts”.
This section of the Volkhonskoye Highway, located near the industrial zone, seems completely unsuitable for living. At a minimum, there are practically no stops there, and those that exist are intended for visitors to the Southern Cemetery. Apart from the fact that the fact that the residential complex is located close to “quiet neighbors” apparently remains without due attention, the developers say nothing about the elephant in the room – the Southern landfill, which continues to emit a stench.
According to open data, the residential complex on Pulkovskoye Highway not far from the landfill will be called “Perspective” and will appear there, according to plan, in 2026 (preparing the site began in January 2024). How promising the purchase of an apartment in this location will be is a rather rhetorical question. It’s no secret that the smell from the landfill reaches nearby settlements, including Gatchina.
In addition, on the site near the junction of the Volkhonskoye and Kievskoye highways, on the side of the Southern training ground, they are also going to build another “human park” – according to data from open sources, the developer is the Development Corporation. The project has a prosaic name – residential complex “On Kievskoye Shosse”. It is unclear whether anything will change in the future.
Whether it will be pleasant for St. Petersburg residents to live between a cemetery, a waste processing plant and a landfill is unknown. However, prices for apartments in residential complexes already at the construction stage cost at least 4-8 million rubles.
