The implementation of plans for the development of the south of the St. Petersburg agglomeration will give the Leningrad region a significant economic effect – 4.4 trillion in tax revenue over 15 years.

The chief architect of the A101 Group of Companies in St. Petersburg, Elizaveta Grechukhina, announced this at the IBC construction congress.

“During this time, according to plans, 13.7 million square meters will appear in the location2 new housing stock, follows from the “Urban planning concept for the development of the southern part of the St. Petersburg agglomeration zone in the territories of the Gatchina and Lomonosov districts of the Leningrad region”, which was prepared by the Urbanika Institute of Territorial Planning *. The agglomeration will be replenished with 391.7 thousand new residents, 196 thousand additional jobs and about 20 thousand educational places in kindergartens, schools and universities will appear. All this will provide a strong incentive for further development,” noted Elizaveta Grechukhina.

In addition to the rapid growth of the region’s economy, the most important effect of the development of the south of the agglomeration will be the strengthening of the transport and engineering framework.

“It is already important to strengthen existing transport networks, implement large urban routes, which are built in most cases at the expense of the budget, and strengthen them by building infrastructure for light rail transport with the attraction of private financing. So far, in our agglomeration, the relationship between developers and regional authorities is in the creation infrastructure is just being built, but there is a positive experience from Moscow that is worth paying attention to,” the expert pointed out.

It is also important to form new points of attraction, implement planned scientific clusters, develop light industrial in new areas – industry that does not require sanitary zones, and also strengthen the recreational direction – popularize weekend tourism. The potential for this, as the expert emphasizes, is seen primarily in the location from Krasnoye Selo to Pushkin and Pavlovsk. The Duderhof Heights are located here – one of the most beautiful places in the south of St. Petersburg and the region, which can attract interest at the federal level. The territory is already a point of attraction for the tourism business; noticeable objects appear here, for example, a ski resort and equestrian centers.

“It will be easier to develop agglomeration lands than, for example, urban locations, but this still requires special attention from all participants in the process – developers, regional governments, businesses. It is important to reach a consensus, choose one path. Then the funds invested in infrastructure, housing, urban Wednesday will be returned to the budget almost in multiples,” the expert said.

Let us recall that one of the key tasks for the development of the St. Petersburg agglomeration is the creation of the all-season seaside resort “Gorskaya”, investments in the creation of which will exceed 200 billion rubles, as well as the construction of the Latitudinal High-Speed ​​Highway (SHMSD) and Ring Road-2.
