If earlier investments were directed to apartment projects, now land plots are in the lead.

At the beginning of 2024, land plots were acquired in St. Petersburg and its environs for the construction of residential premises and apartments for a total amount of 10.8 billion rubles. This is 28% higher than the figure for the same period last year, reports Delovoy Peterburg.

According to analysts at the St. Petersburg Real Estate consulting center, in 2023 the bulk of investments were invested in apartment projects (62%). In the first quarter of this year, 92% of investments were made in plots for housing construction.

Last year there was a trend towards resale of pre-prepared plots between developers. At the beginning of 2024, this trend continues. In particular, the Lenstroytrest company acquired the site of the Yaninsky Forest project from the developer PIK.

Specialists also record a number of transactions for the acquisition of long-term construction projects. For example, the Krasnodar developer Dogma bought for 841.6 million rubles a plot of 7.4 hectares in the village of Poroshkino, which previously belonged to a bankrupt company.

Earlier 78.ru wrote that the launch of new housing on the St. Petersburg market has sharply decreased by almost 60%.
