The developer of a site in the area of ​​Genkina Street in Nizhny Novgorod, designated for integrated development (CD), will independently purchase private houses located within its boundaries. In addition, before the construction of a new residential complex, he will have to resettle dilapidated and emergency housing at his own expense. In the future, the investor will also finance the construction of a kindergarten. The correspondent of the Hypermarket GIPERNN.RU was told about this in the regional Mingrad.

An agreement on the integrated development of the territory within the boundaries of Ashgabatskaya, Genkina and Tverskaya streets was concluded with the Nord-Invest SZ, part of the Arkhangelsk Group of Companies “Akvilon”. An agreement between the investor and the Nizhny Novgorod government was signed this April. In total, eight companies competed for the site, but a developer from Arkhangelsk offered the maximum price – about 240 million rubles. At the same time, the site was initially valued at 4.4 million, that is almost 55 times cheaper.

According to the latest version of the master plan, the so-called renovation includes seven apartment buildings, four private houses and a garage. The investor’s estimated costs for resettlement will be about 418 million rubles. A modern residential complex with a landscaped area with a total area of ​​more than 30 thousand square meters should appear on the site of the old buildings.

The master plan involves the construction six new buildings from 6 to 16 floors, as well as a kindergarten for 200 places in the area of ​​the second Orangery street. The total cost of construction is estimated at 225.5 million rubles. The KRT project must be implemented within ten years.

Let us note that initially the boundaries of the site for integrated development were much wider and covered the entire Belinsky – Ashkhabadskaya – Genkina – Tverskaya quarter. However, during public discussions it turned out that some residents were against resettlement, and therefore the historical quarter “Red Enlightenment”, located closer to Belinsky Street, was excluded from the project. Now activists continue the struggle for recognition as a cultural heritage siteto protect against possible demolition in the future.
