Rent of luxury apartments in St. Petersburg has risen in price to 170 thousand rubles per month

In the luxury apartment rental market on the eve of summer, demand is growing, and so is the price. Renting such housing costs almost 170 thousand rubles per month.

As calculated by the Intermark Rent agency, in the first quarter of 2024, tenants of expensive housing entered into 19% more transactions in St. Petersburg than in the fourth quarter of 2023. The average rate of lease agreements has also increased – over the quarter, the price in transactions increased by 9% and at the beginning of April is 168.8 thousand rubles per object per month.

The most popular area among tenants in the high-budget rental market of St. Petersburg remains Central, especially the “golden triangle”, within which more than a third of the demand is concentrated. A third of the demand comes from the Petrogradsky region. The Vasileostrovsky, Primorsky and Admiralteysky districts account for 6 to 9% of demand.

Compared to last year, tenants began to rent real estate that was more compact in size – the average rental area decreased by 14% and at the end of the first quarter of 2024 amounted to 124 m2. “The most popular area for a rental apartment in the period from January to March of this year was 116 m2. Over the last quarter, the figure remained virtually unchanged. Most often, tenants preferred to rent three-room apartments with two bedrooms – the share of such transactions amounted to 44%,” says the general director. Intermark Rent” Elena Kulikova.

In St. Petersburg, seasonality plays a key role in the demand for high-budget real estate rentals, experts say. “Moreover, if during the May holidays tenants prefer to rent serviced apartments, staying for a maximum of a couple of weeks, then in the summer season there is active demand for apartments where rental agreements are concluded for a longer period of time – in most cases from 2 months to six months,” – says Elena Kulikova.

Most often, tenants who have the ability to work remotely move to St. Petersburg for the summer – IT specialists, bloggers, artists, and business owners. “In general, the geography of relocations is very extensive – from Moscow (30% of demand) to Kazan and Novosibirsk and other Russian cities. Moreover, the cultural capital is often chosen as an alternative to European countries. Also, families with school-age children and parents of future students who are primarily interested in educational cultural leisure – in museums, theaters, ballet, palace ensembles of the suburbs,” says Elena Kulikova.

Now, according to the Yandex.Real Estate portal, there are more than 400 properties for rent in St. Petersburg with a monthly rent of more than 100 thousand rubles. The most expensive option is a 5-room apartment with an area of ​​369 m2 in the Benois House. Its rent, according to the portal, costs 1 million rubles per month.

According to LifeDeluxe project manager Sergei Bobashev, the most in demand are apartments in historic buildings with beautiful views – they account for 2/3 of all requests. “If tenants come to St. Petersburg, they want to feel the city and its history. Another quarter prefer more comfortable new buildings built on the islands of Kamenny and Krestovsky,” he says.
