Two houses and a kindergarten are planned to be built near Sennaya Square in Nizhny Novgorod. The new buildings will reach 16 and 25 floors in height, and the preschool institution next to them will have a capacity of 200 children. They can be located within the boundaries of Kovrovskaya, Turgenev, Boynovsky Lane and the Kova River, as follows from the documentation on the City Hall website.
Construction is supposed to be carried out through the mechanism of integrated development of the territory. The initiator of the CRT is SZ Idel LLC. The planning and surveying project for the new development was developed by specialists from Golden Section LLC. It covers land with a total area of 4.8 hectares.
The implementation of the project will be divided into five stages. At the first stage, the developer will develop and coordinate with the expert the designs of two houses and three transformer substations. Next comes the construction of 6 of 16 sections of the new building of variable height from 4 to 25 floors. It will be equipped with built-in premises and underground parking.
The second stage includes the design and construction of a 2-3 floor kindergarten with 200 seats. The developer will also begin construction of two more sections of the same house, and then complete the last eight sections. During the last – fifth – stage, it is planned to build a second building up to 16 floors high. It is expected that after commissioning, 2,820 people will be able to move into the new buildings.
In total, buildings and structures will occupy about 12.4 thousand square meters in the new quarter. Another almost 8.6 thousand “squares” are allocated for landscaping. The development will be equipped with engineering communications. Driveways, sidewalks and bicycle paths will be installed near the houses. Open parking for 92 cars and underground parking for 696 cars will be created.
The developer undertakes to build houses and a kindergarten, as well as improve the surrounding area, within 7 years from the date of approval of the planning project. And to develop a project for a kindergarten and coordinate it with the state examination – within six months from the date of receipt of the technical specifications.
From April 24 to May 3, the draft territory planning for the development of 4.8 hectares near Sennaya Square is undergoing public discussions.
