Development company Alliance Management shared photos from the construction site of the Balance Towers residential towers.

The project is being built on the first line of the Moscow Highway and Lunacharsky Street.

“Balance Towers” ​​consists of two residential towers united by a stylobate. The height of the first is 81.6 meters (22 floors), and the second is 129.85 meters (37 floors). The second tower will become the tallest residential building in Samara.

As the company said, the architectural composition is built on the contrast of two high-rise volumes, which is achieved due to different heights of residential buildings, fan-shaped turns, crushing the towers into blocks and cantilever parts.

The developer also used double reinforcement technology to increase the strength of the base, structure and fan-shaped turns of the towers.

Reinforced reinforcement in “Balance Towers” ​​is 230 kg per m3 with a general standard of 120–150 kg per m3

Parking will be located on two underground floors and one ground floor of the stylobate. Direct access from the residential and commercial parts of the towers to the underground parking will be provided by elevators.

The parking lot will have storage lockers and a closed bike station for bicycles, electric scooters and other personal vehicles.

Currently, work on the installation of monolithic structures for the entrance ramp to the stylobate parking lot is being completed at the site.

The territory of a buried courtyard with an amphitheater and a square will be located above the ground part of the parking lot at the second floor level.

The company explained that this will allow it to be used only for pedestrians and technical vehicles.

One of the architectural solutions to enhance the visual perception of the towers will be the “sunset catcher” – the accent part of the stylobate, a massive U-shaped arch.

“Due to the internal closed courtyard in the form of an amphitheater, a tunnel is formed in the arch, ideal for “catching” the sunset rays, which creates a natural glow in the evening hours. It is through the arch that access from the busy city to the Balance Towers will be provided,” the company explained.

This will be the stylobate with a U-shaped arch – a “sunset catcher”
