A plot of land on Kuleva Street in Tomsk has been “gone” for multi-storey development

The Tomsk administration has put up for auction a plot of land on Kuleva Street for residential development. Six organizations submitted applications for the right to conclude a lease agreement; Tomsk LLC SZ Gorod was recognized as the winner, as follows from the final protocol.

In April, the mayor’s office announced an auction for the sale of the right to conclude a lease agreement for a land plot on Kuleva Street, 25, in the Kirovsky district of Tomsk. Near the land plot there is a cafe-museum “Solyanka” (educational, 35g), as well as an occupied wooden house (Sovetskaya, 16), which is an object of background development. The authorities planned to find an investor for its restoration under the “House for a Ruble” program. Last summer, the abandoned building was decorated with drawings.

The area of ​​the plot on Kuleva, which was put up for auction, is almost 2.9 thousand square meters. The type of permitted use is multi-storey residential development (high-rise development), as follows from the competition documentation. It is noted that the land plot is partially used for car parking.

The lease term is 4 years 10 months from the date of signing the contract. The starting price (annual rent) in the auction was set at 3.04 million rubles.

According to the Tomsk municipal auction portal, six applications were submitted to participate in the auction. They came from: LLC “Specialized Developer “Gorod””; LLC “Specialized developer “Antracen””; LLC “TRADE-COM”; Boykova N.V.; LLC SZ “PRO ZhGS”; LLC “TRIASTROY”

Based on the results of consideration of applications, SZ “Gorod” from Tomsk was declared the winner. The company offered a price of 16.4 million rubles.

According to the Unified State Register of Legal Entities, SZ Gorod LLC was registered in October 2023 in Tomsk. The director is Vsevolod Kovalsky, the founder is Vladimir Pertsev. The company’s activities include construction of residential and non-residential buildings, purchase and sale of its own real estate, rental and management of real estate.
