Let us recall that in 2023, the value of developer transactions for land reached a total of 152 billion rubles, which is 2.2 times more than the total figures for 2022. According to experts, at that time, the resale of prepared plots was most active. This year, a similar trend has continued, but a number of notable transactions have also taken place to purchase bankrupt property, including regional “unfinished construction” projects.

For example, the largest investment in St. Petersburg was the purchase by LSR of the site of the bankrupt company Metrostroy on the street. Ivan Chernykh – 6.2 hectares for 3.47 billion rubles. The largest transaction in the Leningrad region was the acquisition of GloraX over 40 hectares in the village. Kouttouzi. In addition, a new player among developers – Dogma – bought a project with “unfinished construction” in the village of Poroshkino, and GK Razvitie acquired a plot with unfinished buildings in Luppolovo.

Another expected trend is a decline in interest in redevelopment. With the introduction of the new General Plan, the area of ​​production and public and business zones has increased. In this regard, many industrial areas planned for residential development were refused permission to change the type of permitted use.

“In recent years, there has been increased interest in redevelopment due to the limited supply of residential plots in the city center. Now there are enough such projects in the area of ​​Petrovsky and Vasilyevsky Islands, Ligovsky Prospekt. However, in the near future, due to the tendency to preserve industrial sites in the city, the pace of implementation of such objects may slow down,” confirms Olga Trosheva, director of the St. Petersburg Real Estate CC.
