Belgorod. 04/26/2024. ABIREG.RU – Selecting a plot of land, a house project and applying for a mortgage on it can now be done in one place. JSC Belgorod Mortgage Corporation has opened two offices together with Rosselkhozbank and the My Documents state centers and is preparing to open three more.

The agreement on joint work was reached after the order of the Governor of the Belgorod Region Vyacheslav Gladkov to provide additional measures to support individual housing construction. There are no analogues of such interaction in any region of Russia, and perhaps the idea of ​​the Belgorod Mortgage Corporation will reach the federal level. The first month of operation showed that the service is in demand and relevant, and the demand for rural mortgages is only growing.

“In Stary Oskol and Korosh, people line up at the RSHB offices with our presence. We plan to open branches in Belgorod, Gubkin and Shebekino, and, as necessary, in other areas of the Belgorod region,” says Pavel Derevyanko, General Director of BIK JSC.

The developer is BIK-City LLC, a subsidiary of BIK. She was accredited by the Russian Agricultural Bank and received the opportunity to build houses available under the rural mortgage program. The first project is a microdistrict in the Stary Oskol urban district with 40 houses. In a year, a closed club-type cottage community will be built here.

“We are completing the documentation and will soon announce the start of sales. In total, the microdistrict has 43 one- and two-story houses ranging from 90 to 160 square meters. m on plots of 10-15 acres. This house is a good alternative to a three-room apartment in the city for families with children. The territory of the village is closed, nearby is a forest and ready-made infrastructure: children’s and sports grounds, a health trail. This is an example of industrial development, in which houses are built by one company. As a result, external aesthetics and control over the quality of implementation,” said Pavel Derevyanko.

The mechanism for purchasing real estate is simple and transparent: the borrower does not receive mortgage money into the account, the bank itself pays JSC BIK for the plot and the contractor for building the house. Under the terms of the program, you can borrow up to 6 million rubles for each co-borrower at a rate of 3% for a period of up to 25 years. In this case, the down payment is 20%, and spouses can act as co-borrowers.

In addition to Rosselkhozbank, BIK-City LLC received accreditation from DOM.RF, Alfa Bank, Pochta Bank and is undergoing a similar procedure in VTB and Sberbank.
