The proximity of reservoirs adds attractiveness to new buildings – TiNAO in this case was no exception. At the moment, more than 20 complexes are being implemented in New Moscow in close proximity to various bodies of water. Specialists from the analytics and consulting department of the VSN Group company told us how much primary housing near the water now costs in the new capital districts, and highlighted projects with the optimal combination of price, quality, infrastructure and other important factors.

A large number of “coastal” new buildings in New Moscow are concentrated near the Desna River. Its embankment has recently been actively improved by developers – residents of the projects can walk along the river, engage in water sports and enjoy the picturesque landscapes. There are 4 residential complexes nearby, 2 of which have already been put into operation. The projects in the active stage of construction include Desnarechye, the minimum budget of which is 6.2 million rubles, as well as New Vatutinki. Zarechny district, where the cost of a lot starts from 7.4 million rubles.

In the district under consideration there are also 2 complexes with apartments, which are being built next to the Setunka River – next to it there is the popular Troparevo nature reserve, as well as the Rumyantsevo sports club. In the Govorovo Movement project, the cost of lots starts from 5.8 million rubles, in the Troparevo Park project – from 5.5 million rubles.

Ivanovsky Pond is another picturesque place on the real estate map of New Moscow, so developers are trying to preserve the natural landscape, vegetation and ecosystem of the location as a whole during the construction of complexes, transforming it into a beautiful pedestrian and recreational space. For example, in the Buninsky Meadows project the initial cost is 8.1 million rubles, and in the Zen Quarters complex – from 6.6 million rubles.

In addition, the Neznayka and Varvarka rivers flow through the territory of the TiNAO – due to their proximity, residents of new apartment buildings can feel all the benefits of living close to nature, including clean air, beautiful views, as well as numerous opportunities for active and relaxing recreation. Here, real estate can be purchased in the Zapadny Quarter, New Vnukovo and Eco Bunino projects, the most attractive price of the lot is 5.6 million rubles.

In addition, there are several beautiful ponds in the location – Dalny Pond, Stanislavsky Ponds, Bykovka Pond and Fedosinsky Pond. The cost of a lot in the projects presented next to these reservoirs starts from 6.3 million rubles in the Scandinavia project; in the Prokshino and Peredelkino Blizhnoe complexes, the starting budgets are 7 million rubles and 7.6 million rubles, respectively.

The location also contains Ogurtsovsky Stream, the Malaya Sosenka and Molodtsy rivers, and Aleshin Stream. The residential complexes 1st Yasenevsky, Novaya Zvezda-2, Ostafyevo and Rodnye Kvartals are presented here.

“New buildings near waterways have always been in strong demand from buyers. In modern realities, such projects are much more than a beautiful view from the window. Now such locations offer additional benefits to customers in the form of yachting and surfing, swimming, fishing and much more,” notes VSN Group CEO Yana Glazunova. “However, for developers such projects often become a more difficult task – they are complex from a technical point of view, and also carry more stringent requirements in terms of the technologies and communications used.”
