Experts predict a decline in prices on the secondary housing market in Russia, as the dynamics of prices for “used” apartments has slowed down. Demand for new buildings in Voronezh

The demand for new buildings in our region continues to decline. Thus, according to the press service of the Rosreestr Office for the Voronezh Region, only 742 equity participation agreements (EPA) were registered in March, while in December 2023 there were about 2,300 of them, and in January – more than 1,100.

The head of the sales department of the Citadel agency, Tatyana Trifonova, notes that apartments in new buildings continue to rise in price. This is facilitated by government support – some developers themselves index lower rates. Both the family mortgage and benefits for IT specialists are aimed at supporting the new building. Therefore, housing under construction continues to be in demand and popular.

Demand on the secondary housing market in Voronezh

“Kommersant” writesthat in the largest regions of the country over the past month, prices on the secondary housing market increased by only 0.4%. Analysts suggest that this may be a prerequisite for a reduction in average rates, but by no more than 1% per month.

In Voronezh, the situation on the secondary market is sluggish, says Tatyana Trifonova. Mortgages are irrelevant; people buy them mainly with cash from the sale of their real estate. The demand for secondary housing is low, especially for apartments from the Khrushchev and Brezhnev eras.

We are selling now, mainly for cash from the sale of our real estate. Apartments with good repairs sell better; Khrushchev and Brezhnevka apartments on the top floors wait a long time for their buyer and are sold below the market. High prices for secondary goods are not always justified, hence the low demand. They pay attention to the infrastructure, local area, and parking spaces,” notes the head of the sales department.

According to Cyan as of April, a “square” apartment in a two-room or one-room apartment in Voronezh costs on average about 115 thousand rubles. The average sale price of such apartments is 5.4 million rubles. At the same time, just five months ago, the site set an average price of 83.3 thousand per square meter, and valued an average two-room apartment at 3.76 million rubles.

Including furniture in a mortgage: what will it affect?

The Ministry of Construction’s initiative to include furniture in the mortgage is still at the draft level. Its authors are confident that the innovation will reduce the cost of home improvement. “RBC” notes, that for now we are talking only about built-in furniture. It must be produced in Russia or EEAS countries. Furnishing will not change the mortgage rate, but it can increase the total amount by 150-500 thousand rubles.

“Built-in furniture is a good solution if it is of high quality and does not contribute to a strong rise in real estate prices,” says Tatyana Trifonova. – Again, depending on the segment, the offer may not be relevant for everyone. But it will be interesting if the buyer is offered options for choosing furniture, as well as the cost with and without furniture.
